May, June, August, and September are usually the best rental months. July is generally a little quieter as people tend to schedule vacations around the 4th of July holiday, so fewer people move in early July. Tenants typically do not like to move in the winter months, as the weather is more unpredictable, and people are often busy during the holiday season. The ideal lease term should end in those months as well, to align with the months that a new tenant is most likely to want to move. If a rental begins any time between October and April, the term should end up expiring in May, June, August, or September. The lease term then should be shorter than 12 months or longer than 12 months to expire during the ideal renting months.
